Glen:
Thank you for your interest in a guest room connected to your existing dwelling. We prefer to focus on stand-alone structures, preferably 120 square feet or under that, in most jurisdictions, do not need permits. As a living unit, and as it will be connected to your existing dwelling, your building will need a full set of permit drawings including structural and architectural. While I really appreciate your interest in a YardPod, I recommend that instead, you work with a local architect and/or a local licensed building contractor.

I wish you success with your project.
best regards

I am interested in a 12X14 pod as a guest room connected to our existing dwelling. Could you send me specs that include, as a minimum, standard floor plan and elevation dimensions? Thanks. Glen Haney

Brad:
Thanks for asking. In most jurisdictions, no permits are required for a detached utility /auxiliary structure that does not exceed 120 sq ft, although set-backs must be observed. Electrical permits are always required if electric service is to be added.
If you send me an email with the address of the site, I will look up the local regulations and will advise you.
best regards

Thanks for asking. Yes, I have a showcase YardPod at my house in San Rafael, about a mile past Trader Joes on Point San Pedro.
Let me know if you would like to visit by emailing or calling.

Janice:
This sounds like a very interesting project, I wish you success with it. We have successfully placed YardPods on existing concrete pads for garages and greenhouses which were strong enough to support the loads. However, a site inspection is essential. My recommendation is to engage a local general contractor who will be able to survey the existing patio and walls and determine how best to accomplish your goals. The patio may or may not be strong enough to support a building, most likely it will need additional foundation work.
regards

Tina
Thanks for your question. Yes, it would be simple to assemble a YardPod on a flat trailer bed (without wheel wells). However, YardPods are not designed to be towed on the road and should only be used in a static location.
